Staffed with a full time zoning officer, the Zoning Division is responsible for overseeing the administration and enforcement of all zoning regulations and ordinances. The Zoning Officer is required to review each application for proposed projects to assure that the project is in compliance with those laws.

A zoning permit is required for installation of decks, patios, pools, hot tubs, sheds, driveway expansions, additions, new single family dwellings, detached garages, porches, front steps and sidewalks. Permits are also required for home-based businesses, signs and banners. If a business wishes to expand or change ownership, or replace tenants or signs, a zoning permit must be obtained by this office.

Residents and township businesses can appeal decisions made by the Zoning Officer or apply for variances before the Board of Adjustment.

RESIDENTIAL APPLICATION INSTRUCTIONS

Fill out all information in pencil.
Fill in every space provided or write not applicable “N/A”.
Do not fill in any information in the shaded boxes. The Zoning Department will calculate all information in boxes.
Submit an original survey of your property. This survey should show all existing improvements, including existing house, deck, pool, shed, patio, driveway and sidewalks.
On a copy of the original survey draw the location and dimensions of the proposed improvement(s). Draw the proposed improvement(s) to scale. Do not shrink or enlarge the original survey since this distorts the scale.
Write a detailed description of the proposed improvement(s). Indicate location
(1 st story, 2 nd story, rear yard, side yard, etc.), dimensions (length by width by height) and intended use (deck with stairs, in-ground pool with patio).
The Zoning Department requires verification from the Engineering Department that the property is not within a designated flood zone.
Submit the original survey, the copy of the survey with the improvements drawn to scale, two (2) copies of the plans, and the completed worksheet to the Zoning Department. A Zoning Permit is a prior approval required before submission to the Building Department.
Residential Zoning permit fee is $50.00. Payable at time of permit pick up.

SIGN PERMIT INSTRUCTIONS

Each sign requires a separate application. The three (3) drawings for each application must show one sign only (i.e.; separate application and separate drawings for each sign).
The sign company will provide three (3) colored drawings of each sign including message, logo and dimensions. As per ordinance, no sign shall have more than five (5) colors, including the background which counts as one color. Black and white shall be considered colors.
Provide height of sign (height is measured from the ground to the top of the sign).
Provide width of store front. Width of store front measurement must be taken inside at the front of the store/space.
Fill in every space provided. (“N/A” should not be used in any space).
Letter of consent from property owner must be attached to the application.
Provide a survey or plot plan showing sign location and setbacks from all property lines.
Include this checklist with application.
Fees: Sign fee is $2.00 per sq. ft., minimum fee $25.00. Six-month temporary sign fee is $25.00. Six-month “V” type temporary sign is $50.00.
Prior Approvals: A $50 commercial Zoning Permit for tenant is required prior to submittal of a sign application. A Zoning Sign Permit is a prior approval required before submission to the Building Department.
